During the Great Recession, my family lost our business and our home. In the Senate, I was the only State Senator who didn’t own a home—this fight is personal. I’ll continue to push for affordable housing, strong renter protections, and pathways to homeownership.

I fought against the industry on luxury rental developments. We need to build for the people in our community - affordable homeownership, affordable rents, dignified homes for all and protect our homeless population..

I’ll work to expand housing at all income levels, strengthen mortgage protections, support mobile homeowners and renters, and help more Californians achieve the dream of owning a home.

What I’ve fought for:

  • Requiring On-Site Affordable Housing

  • Down-Payment Assistance ($300 million for the Dream for All Program)

  • Increased the Rental Tax Credit (first time in decades)

  • Protections for Borrowers Against Zombie Mortgages

  • HOA Fine Limits

  • Funding Efforts to Reduce Homelessness & With Humane Treatment

  • Protecting Renters & Homeowners Alike

Housing At All Income Levels

With an MBA and experience on the City’s Economic and Budget Committees, I helped Hayward recover from COVID, strengthen reserves, and improve our credit rating. Small businesses are the backbone of our economy—creating two-thirds of new jobs and employing nearly half the workforce.

As the daughter of small business owners, I know firsthand the challenges they face. It’s getting harder to start and sustain a business in California. We need smarter tax policies, targeted incentives, and a more flexible approach—not a one-size-fits-all model.

I’m committed to supporting mom-and-pop shops, creating local jobs, and ensuring livable wages across our communities.

What I’ve fought for:

  • Reduce the Red Tape & Streamline the Process of Starting A Business

  • Revitalize Main Street with Tax Reforms & Credits

  • Incentivize Local Hiring & Livable Wages

  • Support for Startups & First Time Entrepreneurs

  • Working with Businesses to Provide Retirements for Employees

  • Building the Economy of the 21st Century - manufacturing, Bio-Tech & More

  • Increasing efforts to educate the public to high paying jobs (AI, Tech, Manufacturing & More)

Supporting Small Businesses & Local Jobs

My father was murdered—a case that remains unsolved. I’ve been a target of theft, hate speech, and violence. Like so many, I know what it means to demand justice and feel ignored. Enough is enough. Everyone deserves safety, dignity, and accountability.

On City Council, I pushed for stronger crime-solving efforts, independent investigations of fatal police shootings, better response times, and mental health-focused crisis response. I’ve championed both enforcement and reform—because no one is above the law, and the punishment must fit the crime.

We must modernize outdated laws, prioritize victims, address root causes of crime, and create real paths to accountability and rehabilitation. I’m committed to public safety that works—for everyone.

What I’ve fought for:

  • The Fight Against Hate in All its Forms (Anti-Semitism, Asian-Hate, Islamophobia, Racism, Bigotry)

  • Enforcing the Law & Holding Offenders Accountable

  • Expanding Criminal Courts & Services

  • Protecting Our Most Vulnerable Communities

  • Appropriate Response to Mental Health & Homeless Crisis Calls

Public Safety and Justice for All

As a former environmental consultant, I know the cost of inaction—our planet is in crisis. Climate change is real, and we see it in rising wildfires, droughts, and extreme weather.

On Council, I pushed for regional wildfire prevention, investments in shoreline protection, and supported a local Green New Deal. A greener future means local jobs, stronger infrastructure, and a livable planet.

I’m committed to bold environmental policies that protect our future.

What I’ve fought for:

  • Creating A Sustainable Infrastructure for the Future with Net-Zero Emissions Before 2030

  • Hold Bad Actors Accountable for Bad Practices

  • Ensuring Clean Air & Drinking Water for All

  • Develop a Localized Disaster Response

  • Holding Polluters Accountable

  • Holding Energy & Insurance Companies Accountable

Fighting for a Greener Future

Social Justice & Civil Rights

Civil rights are under attack—from the rollback of Roe v. Wade to rising hate and growing inequality. I believe in a future where everyone has the freedom to live with dignity, make their own decisions, and be treated equally under the law.

I’m proud to be endorsed by Planned Parenthood, NARAL Pro-Choice, and the Legislative Women’s Caucus because I’ve consistently fought for reproductive freedom, LGBTQIA+ rights, racial justice, and equal access to healthcare, housing, and opportunity.

But justice also means supporting modern families—women, children, and seniors who are too often unheard and overlooked. I’ve lived the reality of caregiving, economic hardship, and personal sacrifice. I know what it means to balance dreams with responsibility.

Our most vulnerable are also our most valuable. That’s why I’m committed to policies that support caregivers, protect civil rights, expand access to healthcare and childcare, and ensure every family—regardless of its makeup—has the opportunity to thrive.

What I’ve fought for:

  • Protection for Reproductive Healthcare

  • Support legislation that dismantles systemic racism and classism in California’s institutions.

  • Support paid family leave, universal childcare, protections from pregnancy discrimination, and access to family planning services.

  • Strengthen laws that hold bad actors who are abusing the public or violating civil rights.

  • Protect and expand all civil liberties for Californians regardless of race, ethnicity, gender, sexual orientation, or immigration status.
